A Building Automation System (BAS), also known as BA, is a building management and control system that centralizes the monitoring, management, and decentralized control of various distributed equipment within a building or building complex. This includes power distribution, lighting, elevators, air conditioning, heating, water supply and drainage, fire protection, security, and more. It oversees equipment operation, safety status, energy usage, and energy-saving management.

BAS Monitoring Functions for Building Equipment:

(1) Monitored parameters: room temperature, humidity, pressure difference, filter pressure difference.

(2) Safety protection function: filter clogging alarm.

(3) Remote control function: opening and closing of electric airtight valves.

(4) Control requirement: maintain positive pressure in the room relative to the corridor.

(5) Automatic adjustment function: automatically adjust exhaust valves based on pressure difference requirements.

BAS Monitoring Functions for Air Handling Units (Supply Fans):

(1) Monitored parameters: indoor and outdoor temperature and humidity; supply air temperature and humidity; filter pressure difference; start/stop status and operating parameters of fans, water valves, air dampers, etc.; status of freeze protection switches; duct static pressure, operating frequency.

(2) Safety protection functions: fan fault alarm; air filter clogging alarm; freeze protection alarm and automatic protection function; when electric heating is used in the air conditioning system, no-air power-off and over-temperature power-off measures should be implemented; when electric humidifiers are used, waterless power-off protection and alarm devices should be installed.

(4) Automatic start/stop function: when the fan stops, the fresh/supply air damper and water valve interlock and close; start/stop fans according to a schedule.

(5) Interlock with exhaust fans: start: supply first, then exhaust; stop: exhaust first, then supply.

(6) Automatic adjustment function: automatically adjust the opening of water valves; automatically adjust the opening of air dampers; automatically control electric heating and humidification equipment; automatically adjust fan speed based on duct static pressure to maintain the static pressure at a set value; set and modify cooling/heating/transition season operating modes; set and modify the setpoints for air temperature and humidity in the service area.

BAS Monitoring Functions for Changing Rooms and Buffer Rooms:

(1) Monitored parameters: room pressure difference, filter pressure difference.

(2) Safety protection function: filter clogging alarm.

(3) Remote control function: opening and closing of electric airtight valves.

(4) Control requirements: maintain negative pressure in changing and exit buffer rooms relative to the corridor, and positive pressure relative to the environment; maintain positive pressure in room buffers relative to the corridor.

(5) Automatic adjustment function: automatically adjust exhaust valves based on pressure difference requirements.

BAS Monitoring Functions for Exhaust Fans:

(1) Monitored parameters: fan start/stop and fault status; filter pressure difference switch status; duct static pressure and motor frequency.

(2) Safety protection functions: fan fault alarm; filter clogging alarm.

(3) Remote control function: start/stop fans.

(4) Interlock with air handling units (supply fans): start: supply first, then exhaust; stop: exhaust first, then supply.

(5) Automatic adjustment function: automatically adjust fan speed based on duct static pressure to maintain the static pressure at a set value.
